I agree davebarnes. No way you’ll get 500 sq feet for $800 here in Seattle. And a full apartment? Not happening.
(average rent = $769)/(avg local price per square foot)=unrealistic linear extrapolation.
I can think of better ways to “get there”, but it would take work. You have time to do the work? Me neither.
Of course it’s the graphic provider’s job, but it took too much time to pick colors and lay out those pretty theoretical floor plans.
The Management Fee is misleading. Management fees dip into several of the above categories and pour into the same management contract.
Ask any large scale property manager and thy’ll tell you that if they can’t make at least 20% off management fees, service, supply and repair commissions (aka, kickbacks), collection fees for late rent and Lease target bonuses they are in the wrong business.
Marriott is probably the best at squeezing money out of the thousands of properties they manage.
